When undergoing a building envelope or parking structure restoration project, scaffolding installation may be necessary to work on the higher elevated areas and to keep tenants safe from construction debris.

What is Scaffolding?

Scaffolding is a temporary structure that allows construction workers to safely maneuver and work with equipment on an elevated supported, platform.

What are the different types of scaffolding that are commonly used for exterior projects?

Supported (pipe) scaffolding – Consists of numerous connected platforms supported by steel frames, legs, braces and outriggers. Pipe scaffolding is good for widespread exterior repairs.  It allows for many workers and excellent ability to control debris from falling outside of the scaffolding.   

Suspended scaffolding – Sometimes referred to as swing scaffolding, suspended scaffolding consists of a platform suspended from the side of a building with wire cables and supported by counterweights at the roof of the building.

Sidewalk Bridging – This scaffolding is used to provide overhead protection at entrances, walkways and driveways where reconstruction is taking place above. It provides a protective barrier to catch any falling debris and maintains use of the area simultaneously.  This is often seen in urban settings.

Aerial lifts – Aerial lifts, such as booms or scissor lifts, are not types of scaffolding, but they should be acknowledged as they are sometimes used in exterior repair projects where the work is sporadic or other types of scaffolding are not physically practical.

Does my project require scaffolding?

Work that takes place above 1-2 stories will likely require the use of one or more types of scaffolding or protective bridging in order to safely perform the work.  Scaffolding allows construction workers to safely work with both hands while standing on an elevated platform, rather than having to balance on a ladder or other surface.

Do I need a permit? 

Typically permits are only required where scaffolding is occupying public sidewalks or other public areas.  If the scaffolding is set up within the confines of your property, it is considered a temporary structure which does not require permits.  However, different town, cities, and states have their own rules regarding this matter, and it is recommended to consult with them prior to erecting a scaffolding. 

Who can set this up?

Scaffolding should be set up by professional personnel who are trained and experienced in its proper erection to ensure safe use.  This can include contractors who own their own equipment or a separate scaffolding rental company who can erect the equipment for you.
